A Mixed-Use Development in the

Heart of Downtown

Completed for Gatto Development, this development project exemplifies the ideal mixed-use, smart growth plan. Since the development was to be located on vacant property in the heart of downtown New Canaan, Tecton needed to develop a strategic vision for the dense urban fabric. Zoning approval was especially important, as our conceptual design required - and received - a zone text amendment.

 

DESIGN HIGHLIGHTS

  • Roughly 5,000 square feet of retail space at the street level.
  • Luxury residential units varying in size from 1,600 to 3,800 square feet on second and third floors with some units designed specifically for senior citizens.
  • Upper Courtyard for residential tenant use.
  • 14 covered residential parking spaces within the building, all at grade level.
  • Additional parking on site for commercial use.
